In the private assets investing space, commercial real estate funds have posted 6.2% quarterly returns, far higher than the S&P 500’s 3.1% Q1 gain. This is drawing pension portfolios toward unlisted property deals as interest rate stabilization improves cap rates. Sector analysts expect industrial REIT-like private deals to outperform traditional dividend stocks in the next cycle. For perspective: Global assets under management (AUM) in the wealth market reached $159 trillion in 2024, after growing by 20% over the prior five years, according to the Natixis Wealth Industry Survey. In its initial offering, Nuveen and StepStone will onboard two products each across private equity, private credit and venture capital.  The first product from Nuveen is a $2bn evergreen non-traded vehicle focused on generating income from credit investments in US middle market companies. Nuveen has recently amped up its private assets efforts, announcing on Wednesday a restructuring of the firm’s investment teams and establishing a private infrastructure investments group. Private assets investing in healthcare facilities is climbing as global demographics favor aged-care growth. Unlisted deals are producing net margins 2-3% higher than healthcare REIT stocks, with less exposure to regulatory announcement risks. Yearly projections suggest sustainable defensive returns.
